A credit, eviction, pedophile and criminal history check is run. Depending on credit, individual owners may require a last months rent in addition to the security deposit.  If there is a pet, a vet certificate and photo of the pet is required.   First Month's Rent, Security Deposit, (Pet Deposit if applicable ) and Last Month's Rent, if applicable, must be paid with certified funds.

Showcase Property Management uses a Standard Form  Rental Agreement.   The majority of our rents are due on the first of the month.   The first month's rent is to be paid in full at the start of the lease. The second month would then be prorated based on the number of days remaining in the month.
