A credit, eviction, pedophile and criminal history check is run. Depending on credit, individual owners may require a last months rent in addition to the security deposit.  If there is a pet, a vet certificate and photo of the pet is required.   First Month's Rent, Security Deposit, (Pet Deposit if applicable ) and Last Month's Rent, if applicable, must be paid with certified funds.
